Holiday Rental Management on the Costa del Sol

Costa Homecare provides rental management services for owners of short term property lets on the Costa del Sol. Our offices are in Riviera del Sol, and we operate along the coast from Torremolinos to Marbella.

We are a small team and offer a professional service with a personal touch.

Our Services & Fees

Our management commission is 20% + IVA and covers the following:

  • Portal management (Airbnb, Booking.com, VRBO etc)

  • Meet & greet / check-out

  • Guest liaison

  • Guest registration

  • Emergency call outs

  • Monthly property inspection

  • Repairs & maintenance management

Where we are able to offer guests a self check-in, we charge a reduced commission of 15% + IVA.

Our commission does not include cleaning and laundry charges, which is charged at a fixed fee per changeover based on the property size.

We charge an onboarding fee of €200 (+ IVA) which includes professional photography of your property. Ad-hoc cleaning is charged at €20 per hour (+ IVA).

  • We will create professional listings on all of the major portals, including Airbnb, Booking.com, and VRBO. We'll handle all enquiries and bookings through these portals.

  • When your guests arrive we will give them a professional welcome to your property. And when they leave, our cleaning team will carry out an inspection of the property.

    Where we are able to provide a self check-in service, our management commission is reduced to 15% + IVA.

  • Should your guests have any questions or problems, we are the point of contact for your guests during their stay.

  • By law all guests must be registered with the authorities within 24 hours of arrival (either the Policía Nacional or Guardia Civil, depending on the property location). We handle all of this for you.

  • Inevitably, problems happen and we have to have attend the property in an emergency. The most usual scenario is when guests lock themselves out!

    You won't be charged for any call outs: all call-outs are all included within our commission charges.

  • Whilst our cleaning team carry out property inspections on check-out, inevitably sometimes things get missed, especially in the summer with same time changeovers.

    Our fees including a monthly property inspection by one of our property managers. They will attend the property and take a photographic inventory and complete a comprehensive property check-list. As part of this, they will check for any missing items, damage, and ensure all appliances are in working order.

  • There’s no avoiding the fact that things sometimes go wrong, and they usually go wrong at the worst possible time. Rest assured, we have our little black book on hand with trusted plumbers, carpenters, electricians, and air conditioning engineers who will get any problem sorted - large or small.

    We manage all repairs as part of our fees. You can choose to pay for the repair yourself, or we can pay it and pass on the cost to you.

  • Cleaning and laundry isn't included in our commission. We'll work out a fixed amount for your property, based on its size.

    As a company, we’re all a tad obsessive about cleanliness, so we can assure you our cleaning services really are top notch.

    We use all of our own bed linen and towels, which is all white, good quality, and regularly replaced.

FAQs

What is self check-in?

This is when a guest can enter a property on their own, without one of our team needing to meet them. The standards method is using a key-safe or “lock box”, which is a little box which has a combination lock and has keys inside.

We avoid lock boxes. We like to use smart locks and smart entry systems, which give more control and security. If we provide a self check-in solution at your property, we will install our own equipment and will not charge you for this.

I have my own bed linen & towels

We only use our own linen. We use hotel quality white bed linen and towels for all of the properties that we manage.

How is your commission calculated?

Different platforms (Airbnb, Booking.com, VRBO etc) have completely different charging structures. Some charge most commission to the host, and others to the guest. To make things fair and transparent, our commission is charged on the payment that the owner receives from the platform.

Do I make you a “co-host”?

Yes, You’ll need to make us a co-host on Airbnb, and invite us to manage your property on Booking.com and VRBO.

Am I liable for taxes?

Yes! Even if you are non resident in Spain you’ll need to declare your rental income every year with the Spanish authorities. We are not tax experts or accountants, but we can point you in the direction of a good gestoría.
